On November 9, 2009, the homeowners of the Applewood Homes Association met in the multipurpose room of the Briarwood elementary school. Members from 27 homes were represented at the meeting. Five other homes were represented by proxy.
David Watts called the meeting to order and welcomed the group to our 2009 annual meeting
OLD BUSINESS
Secretary, Dan Bentzinger read the minutes to the previous meeting. Witha motion and second from the floor, the report from the Secretary was approved as read.
Treasurer, Jennifer Kennett reviewed the treasurer’s report including detailed cash flow statements and expenditure receipts from the previous two years. These documents were made available for all to review and discuss. With a motion from the floor, the report from the treasurer was approved.
David Watts reviewed many of the recent accomplishments of the board including activities intended to improve the safety and upkeep our neighborhood.
Jennifer Kennett put forth a budget proposal for the upcoming fiscal year. An open discussion was held on various line items. The group approved an increase in the line item for the annual garage sale. The additional funds were allocated for additional signage and advertising.
NEW BUSINESS
Dan Bentzinger made a motion to revise the Applewood Declaration of Restrictions, dated November 5, 1991.
The existing supplement limits the materials that can be used for external siding. A few homes have already received permission from the architectural committee for their projects. The intent of this motion is to make a rule that can generally apply to all of the homes in our association. Numerous building materials have entered the market and have become reasonable alternatives to the original restrictions of masonite, brick, stone, shingles, and stucco. When installed correctly, many of these new products have evolved into quality products that can extend the value of our homes. Applewood will continue maintain a few basic minimum requirements in order to assist our homeowners in the product selection process. Quality grade products will continue to enhance the perceived value of the homes in our neighborhood.
After discussion, the original motion was amended to include restrictions for diagonal siding. This amendment was passed by a full vote of those present. A second amendment was made to mandate vertical sidings on the three non-street-facing sides of the house. This motion failed to receive a second and was dropped. The motion as amended was passed by all members present. The full wording of the approved amendment is included as a supplement to these minutes. A motion was made to sponsor and fund a project to paint "house numbers” on the curbs in front our homes. This is a major assistance to the fire and rescue personnel serving our community. The architectural committee will evaluate the costs and plan the project. The final order of business was the election for the Board of Directors. Each candidate was given the opportunity to address the homeowners and to field any questions from the floor. The following homeowners were elected to the Board for the upcoming year.

Several homeowners also acknowledged and thanked Jennifer Kennett and David Watts for their service to the Applewood Homes Association Board of Directors. We are grateful for the donation of time and energy to our community. Thank you Jennifer and David !

Approved revision to the Declaration of Restrictions
November 9, 2009
Existing language:
"Paragraph 3) Building Material Requirements. Exterior walls of all residences and all appurtenances thereto shall be of stucco, stucco board, brick, stone, natural or man-made stone, wood shingles, masonite, glass blocks or any combination thereof, or other materials as may be deemed by the Developer in writing to be compatible therewith." (windows) … (doors) . . . "Any building products that may be or come into general usage for dwelling construction of comparable quality and style in the area shall be acceptable if approved in writing by the Approving Party." … (paint/stain) … (exposed basement foundations)
Approved Amendment to the existing language: (underlined)
shall be of stucco, stucco board, brick, stone, natural or man- made stone, wood shingles, masonite, glass blocks, fiber cement siding, steel siding, premium grade vinyl siding or any combination thereof, or other materials as may be deemed by the Developer in writing to be compatible therewith. New siding must be applied to simulate vertical siding or horizontal lap siding. Diagonal siding applications must be limited to decorative use and must not exceed 15 per cent of the external surface. Premium grade vinyl siding must have a thickness of .46 mil or greater. All materials must be properly installed in order to meet or exceed the guidelines of the manufacturer.
